Prepping Your House for Sale

Why do some houses sell faster then others? There are three main aspects that attribute to a home selling quickly or sitting on the market: Condition, Price, and Location. We will chat a bit about condition today.

The amount of effort put into getting the house ready to go on the market really makes a difference and it shows when others are looking at the house. The way our houses look when we live in them is vastly different from being 'show ready' as the market expects. Your Realtor should go through the house and give you a list of 'to do's'. This is not a list of upgrades, just things to get your house in it's current condition, ready for market. What might be on this list? Here are a few tips to get your best look:

1. Repaint any current bold colors, or worn paint. Neutrals work best like gray, beiges, and ivories. I would stay away from white and be careful with pink tones.

2. Touch up trim, doors and railings. This will give the house a crisp, fresh look.

3. Professionally clean carpets. If the carpets are soiled or shag it might be best to replace them. Buyers seem to deduct for things like this in their offer prices and it will cost you money.

4. Clean Windows

5. Deep clean walls, window sills, ceiling and light fixtures. In my listings I provide a professional clean, this helps take a lot off your plate.

6. Freshen up the outside and landscaping

7. Remove family photos and valubles

8. Weed/mow and lay fresh mulch

9. Replace any curtains or shower curtains that are worn

10. Have the Realtor's stager come in and declutter and depersonalize the house.

11. Don't stage with worn items. Use new tools, ironed linen, etc

12. Remove most area rugs unless specifically told to keep them. This makes the room look bigger in the pictures and works to depersonalize as well.
